Our surveys begin with abbreviated site inspections, where we conduct a visual assessment to determine whether a full Fire Risk Appraisal of External Walls (FRAEW), as specified by PAS 9980:2022, is necessary. Where applicable, we perform minor drill tests to identify insulation and masonry materials. If a full FRAEW is required, we facilitate the process and issue an EWS1 form, ensuring that the assessment aligns with legal and insurance requirements. Through our partnership with Cardinus, we provide comprehensive fire risk assessments (FRA 1–4), which are a legal obligation for non-residential buildings. Additionally, our fire strategy reports offer a detailed breakdown of fire safety considerations for building design, while fire statements support Gateway One planning applications, demonstrating fire safety measures incorporated into project designs.

For buildings requiring further investigation, we conduct compartmentation surveys, which assess fire-resistant barriers within a structure to ensure compliance. Our fire door surveys evaluate the condition, rating, and effectiveness of fire doors, ensuring they meet safety standards. In cases where regulatory notices are issued, we offer legal notice reviews, providing an in-depth analysis of enforcement and prohibition notices related to fire and building safety. Our peer review services enable a second opinion on EWS1 forms and other compliance documents, offering clarity and validation when discrepancies arise.

Structural and Compliance Assessments

To support structural integrity and safety compliance, we offer height verification reports required for Cladding Safety Scheme applications and the Developer Pledge, even for complex elevations. Our building condition surveys assess operational buildings for defects, dilapidation, and areas of concern in accordance with PAS 8673:2022, while our structural building condition surveys focus specifically on primary structural elements, identifying any degradation that may impact safety compliance under the Building Safety Act 2022.

Ensuring compliance with building regulations is essential for safety and liability management. Our Building Regulation Compliance service evaluates external wall systems and attachments concerning fire safety, referencing mandatory sections of the Building Regulations under the 1984 Building Act and the relevant edition of Approved Document B. For projects requiring material-specific assessments, we provide single sample testing, where we collect and send material samples to the Building Research Establishment (BRE) for combustibility analysis.
